There are two kinds of book here and it is worth knowing which one you want. A monograph shows finished work, beautifully photographed, and is for looking rather than doing. A styling guide is the one that tells you why the room in the photograph works and how to get closer to it with what you already own.
For anyone mid-renovation, the practical titles earn their keep quickly. Proportion, lighting, where to spend and where not to, how to make a small room read larger. For everyone else, the monographs are the ones that end up on the table and get opened by visitors.

Which are best if I am actually renovating?

Many are. The architect retrospectives and publisher series titles are reference material, and the larger surveys cover movements and periods rather than single projects.
What makes a good gift for someone building a house?
Something that shows possibilities rather than prescribes them. A monograph of work in a style they like is safer than a how-to, because they are already receiving plenty of advice.
Do the books arrive shrink wrapped?
Many large format titles come sealed from the publisher and we leave them that way, which is worth knowing if you are buying to give.
